What the records can tell you
Home Price Check puts an asking price beside registered completed sales. It is evidence for better questions, not a valuation of the home.
The price comparison
The checker searches standard completed-sale records in the exact postcode from the previous five years. You can limit the result to detached, semi-detached, terraced or flat/maisonette records.
Apparent duplicates are removed before the count, median and range are calculated. A repeated Land Registry transaction ID counts once, as do records with the same address, date, price and property details. Otherwise, different flats, dates or prices remain separate.
The exact-home history
After the comparison, you can load recorded sales since January 1995 and choose an exact address. This history can include standard and additional transaction categories, so its count may differ from the five-year comparison.
A recorded sale is not a count of owners, residents or times advertised. A long gap does not prove that the home or area is good, and frequent sales do not prove there is a problem.
What the data cannot see
- Condition, defects, renovations, extensions or measured floor area.
- Withdrawn listings, price reductions, relistings or sales that fell through.
- Why a seller is moving, who occupied the home or whether there is a chain.
- Current market adjustments or a professional valuation.
Coverage and delays
Registrations can be delayed, records can contain errors or duplicates, and address changes can prevent an exact match. Some transfers are not included. Home Price Check shows partial and small-sample warnings where they apply and does not substitute other figures when the official service is unavailable.
